The job

What the work is

You are assigned to buildings rather than sent wherever the gap is that night. There is a written scope for each one: which areas, which tasks, and how often. You work from a checklist that comes out of that scope, with a supervisor who is responsible for the account and knows the building.

The buildings are commercial, which mostly means they are empty when you are in them. The work is physical and it is detailed, and most of it is the same set of things done properly rather than anything complicated.

Structure

How the work is organised

Assigned crews, not a rota you find out about the night before. A named supervisor per account. A written scope so the job is defined before you arrive rather than described at the door. A checklist, because a building has forty small things in it and nobody remembers forty things.

None of that makes the work easy. It makes it knowable, which is a different and more useful thing.

Fit

Who tends to do well

People who notice things. Not in a motivational sense — literally: the mark on a floor that wasn’t there yesterday, the door that has started catching, the bin that fills faster than the schedule assumes. Most of what makes a building well looked-after is somebody seeing it early and saying so.
